The city’s downtown map identifies CityCenter, South Broadway and a Wellness District around Swedish Medical Center and Craig Hospital. Neighborhood names such as Arapahoe Acres, Cushing Park and Old Town appear in the city’s neighborhood work. Search the Arapahoe County record for taxes and property characteristics. Add a current insurance quote and any HOA dues or special assessments. For an older home, consider a maintenance budget; for a condo, verify what the master insurance covers and what the owner must insure separately.
Match the listing to the Arapahoe County Assessor. Review the seller’s disclosures, inspection, HOA package when applicable and an address-specific insurance quote. Ask the lender to revise the payment when actual figures replace assumptions.
