ANNUAL MORTGAGE REVIEW

Is Your Mortgage Still Doing Its Job?

Your next move starts with a check-in.

You do not need to refinance to have a useful mortgage conversation. Sometimes the best result of a review is a clearer reason to keep the loan you have.

Start with the loan you have. An annual review connects your current mortgage with your goals. Consider a new loan only when the full comparison supports it.

Start here

A mortgage review compares the current loan with your goals and practical alternatives. Bring the payment, balance, remaining term, mortgage insurance and upcoming plans. A new loan should earn its place in the comparison.

Keep. Adjust. Compare.

A short agenda with real questions.

01

Your current loan

Balance, rate, remaining term, insurance and any second lien.

02

Your next few years

Moving, renovating, retirement or a change in income.

03

The alternatives

Keep the loan, review PMI, consider additional payments or compare new financing.

Bring your statement. Build a clear plan.

Cederholm Mortgage Advisors can organize the costs, payment, remaining balance and repayment timeline around your goals. We’ll also identify any questions that need input from your servicer or tax adviser.

Bring your current statement and questions. We’ll review the loan you have and explain whether keeping it, adjusting your repayment plan or exploring new financing may fit your next step.

Questions worth asking

Does a mortgage review mean I should refinance?

No. Keeping the current loan is one of the options to evaluate.

Can a review remove PMI?

We can help identify your mortgage insurance type and the questions to ask. Conventional private mortgage insurance (PMI) and FHA mortgage insurance follow different rules. Your servicer determines cancellation eligibility under the rules that apply to your loan and may require supporting documentation. An annual review does not itself remove mortgage insurance.

What should I bring?

A current statement, insurance or escrow questions, details of other liens and your goals for the next few years.

Sources and information

Information is educational and is not a loan offer, rate quote, approval or commitment to lend. Programs, costs and qualification requirements depend on the borrower, property, selected lender and current guidelines. Hypothetical examples are not client testimonials or guaranteed results.

Let’s make your next step clearer.

You do not need to refinance to have a useful mortgage conversation. Sometimes the best result of a review is a clearer reason to keep the loan you have.

Give your annual mortgage review a clear starting point

A review can support keeping the current loan. Use the same facts when comparing it with any proposed change.

Current mortgage vs. a new loan

A lower payment is useful only when you understand what changed. This illustration keeps the loan balance, remaining term and other payment components the same, then shows a $150 reduction in principal and interest.

$2,500 / month

  • Principal & interest$1,900
  • Property taxes$350
  • Annual home insurance ÷ 12$150
  • Mortgage insurance$100

Illustrative new mortgage

  • Mortgage insurance$100
  • HOA dues$0

Monthly reduction

Assumed upfront cost

$6,000

Simple break-even

40 months

This is the same $6,000 ÷ $150 illustration used below. It assumes costs are paid upfront, not added to the loan. It is not a rate quote or a calculation of total lifetime savings. A different term, financed fees, changed mortgage insurance or other costs can change the result. We also compare the balance and interest over the time you expect to keep the loan.

Run your own refinance comparison, then request a refinance review.

Make the math useful

What does break-even actually tell you?

Illustrative upfront cost

$6,000

Costs paid to make the refinance happen.

Illustrative monthly reduction

$150

Use a consistent payment comparison.

Simple break-even

40 months

$6,000 ÷ $150. Would you keep the loan that long?

This simple example does not measure every cost. A longer loan term, financed fees, mortgage insurance or changed tax and insurance amounts can affect the result. We also compare the balance and total interest over your expected timeline.

Questions worth asking

A few answers before your next move

How do I know whether refinancing is worth it?

Compare the costs with the benefit you want: lower payments, a different term, cash access or a change in loan structure. Simple break-even is one check. We also look at remaining term, total interest, cash to close and how long you expect to keep the loan.

Does a lower monthly payment always mean savings?

No. Extending the repayment term can lower the payment while increasing total interest. Financing closing costs also adds to the balance. We can compare the new loan with keeping your current mortgage on consistent assumptions.

Should I refinance or add a HELOC?

If you like your first-mortgage rate, a separate home equity loan or HELOC may be worth comparing. A cash-out refinance replaces the first loan. Our team can compare blended borrowing costs, payment changes and the flexibility you need.

Can I refinance without taking cash out?

Yes. A refinance can focus on rate, term or another financing goal. Eligibility, mortgage insurance, appraisal requirements and costs depend on the selected program. Tell us what you want the refinance to accomplish.

What information should I bring to a refinance review?

Bring your current statement, interest rate, estimated balance, remaining term, home value estimate and goal. Share your starting details and our team can outline the documents needed for your situation.

*Information, scenarios, and calculations are for educational and illustrative purposes only, not a loan offer, a commitment to lend, a rate quote or an approval. Programs, costs and qualification requirements depend on the borrower, property, selected lender and current guidelines. Examples are not guaranteed results. Our team can review the details for your situation.
