Home / Colorado assistance
Buying in Colorado may open several down payment assistance routes, but program names do not establish eligibility. This guide compares CHFA, metroDPA, CHAC, Chenoa and verified local programs as of September 27, 2026. Check the exact property boundary, current funding, first mortgage, participating lender and repayment terms before using assistance in an offer. Cederholm Mortgage Advisors is a Colorado mortgage lender; listing a program does not claim participation in it.

Area: Statewide network of CHFA participating lenders. CHFA offers purchase loans, grants and second mortgage assistance. The buyer needs the CHFA first mortgage and must meet the current program rules; do not assume the advisor is a participating CHFA lender. Review the CHFA homeownership programs for the administrator’s current details. Check your eligibility for this assistance program.
Area: Colorado property area shown on administrator site; Denver-sponsored program. Offers qualifying first mortgages with optional second-mortgage assistance. The current site says eligible property area is within Colorado; confirm the precise address, servicer, lender and current program rules. Review the metroDPA program for the administrator’s current details. Check your eligibility for this assistance program.
Area: Statewide Colorado, with geographically varying terms. A nonprofit second-mortgage option for qualifying low-to-moderate-income first-time buyers. CHAC says assistance is repayable and its amount, rate and terms vary by property location and funding. Review the CHAC down payment assistance for the administrator’s current details. Check your eligibility for this assistance program.
Area: National provider available in Colorado. CBC Mortgage Agency offers assistance through approved lender partners, commonly paired with FHA financing. This is a separate national program, not a Colorado state grant; repayment or forgiveness terms depend on the selected second mortgage. Review the Chenoa Fund for the administrator’s current details. Check your eligibility for this assistance program.
Area: City of Pueblo or Pueblo County property, subject to program rules. The City of Pueblo describes its Home Down Payment Assistance Program for qualifying first-time buyers and says the program is temporarily closed. Do not count on HDAP funds for an offer unless the city confirms it has reopened. Review the City of Pueblo Home Down Payment Assistance Program for the administrator’s current details. Check your eligibility for this assistance program.
Area: Pueblo and Southern Colorado service area; confirm county and current funds. This Pueblo-based nonprofit advertises down payment and secondary financing for buyers meeting its rules. It is separate from the City of Pueblo HDAP. Ask about the current service area, funding and first-mortgage pairing. Review the NeighborWorks Southern Colorado assistance programs for the administrator’s current details. Check your eligibility for this assistance program.
Area: Property must be inside Aurora city limits. The city says applications are open through October 31, 2026 or until funds are exhausted. Its silent second becomes repayable on sale, refinance or payoff. Aurora mailing addresses outside city limits do not qualify for this city program. Review the Aurora down payment assistance program for the administrator’s current details. Check your eligibility for this assistance program.
Area: Property in Douglas County. DCHP lists a low-interest program for qualifying first-time buyers; current income, price and occupancy limits are on its site. Confirm whether a Parker-area parcel and first mortgage meet its rules. Review the Douglas County Housing Partnership programs for the administrator’s current details. Check your eligibility for this assistance program.
Area: El Paso County, including Colorado Springs. This county program serves qualifying purchases in El Paso County. Its address boundary and current funding matter; it does not apply to Centennial, Parker or Aurora simply because they are in Colorado. Review the Pikes Peak Down Payment Assistance program for the administrator’s current details. Check your eligibility for this assistance program.
Area: City of Longmont and Boulder County outside City of Boulder, per administrator. The City of Longmont administers multiple assistance loans with different geographic rules. Check the exact property and the correct current program before assuming eligibility. Review the Boulder County and Longmont down payment assistance for the administrator’s current details. Check your eligibility for this assistance program.
Area: Property and buyer must meet City and County of Broomfield rules. Broomfield describes an interest-free loan coordinated with CHAC for qualifying first-time buyers. This local funding has its own income and homebuyer education requirements; confirm availability directly. Review the Broomfield Down Payment Assistance Program for the administrator’s current details. Check your eligibility for this assistance program.
Confirm the legal parcel, county and municipal boundary before using a program name. A postal city can differ from the property’s governing city. Check current funding, household income rules, first-time buyer definition, first-mortgage pairing, education, repayment terms and lender participation. Ask the program administrator for its latest written guidelines.

Assistance may be a grant, repayable second mortgage, deferred second mortgage or forgivable second mortgage. Compare the first mortgage rate, APR, total cash to close, monthly payment, second-lien terms, and what happens on sale or refinance. A higher first-mortgage rate can outweigh some up-front help over time; the actual Loan Estimates and assistance agreements are the right comparison documents.
The City of Pueblo has a named Home Down Payment Assistance Program (HDAP), but its official page currently says it is temporarily closed. NeighborWorks Southern Colorado advertises a separate assistance route. Confirm the property boundary, administrator, funding and current application status before relying on either option. City HDAP status
The Colorado Department of Local Affairs maintains a homeownership program guide with local examples and a link to its funded assistance directory. Use it to look beyond these named programs, then confirm dates and rules with the current administrator.
Some programs require an approved lender or a specific first mortgage. Ask both the administrator and your lender to verify a live route before you plan an offer around assistance. Cederholm Mortgage Advisors does not claim participation in every program listed.
