Monument sits at the Tri-Lakes crossroads

Historic Second Street and Monument Lake anchor the town center. Newer neighborhoods spread east and north toward the broader Tri-Lakes area. Compare the actual property type and age: an older home can raise repair questions, while a newer subdivision can bring HOA dues or district charges.

Town limits differ from a Monument mailing address

The Town of Monument explicitly warns that many properties with a Monument mailing address lie outside town limits. A 80132 postal code is therefore not proof of municipal jurisdiction or DPA geography. Use the town boundary guidance and El Paso County assessor record for the legal address.

Lewis-Palmer School District 38 and the Town are local public employers, while many households connect to the wider Colorado Springs and northern Front Range job markets. Price the specific home with its property tax statement, district charges, insurance quote and HOA dues. A town-center purchase may need a closer repair and inspection budget; a newer home may have unfinished assessed value. Keep the cash needed after closing in mind, including moving and maintenance.

Compare town-center and newer subdivisions

Compare any new-home rate or closing-credit offer with a second written estimate on the same timing and loan structure. For attached housing, send association insurance and budget information promptly. Neighborhood labels should prompt questions, not replace the contract and parcel documents.

Verify the El Paso County parcel

Tax districts, HOA dues and insurance

Use the El Paso County parcel record to identify assessed value, taxing districts and historical taxes. A Monument mailing address can point to a different jurisdiction than expected. Add current insurance and HOA charges; ask about any planned assessment or completed-home tax change.

Verify the property address

Use the town’s Do I Live in Monument? guidance and the El Paso County Assessor record. Ask the HOA and insurer for current amounts tied to the legal property, then update the loan worksheet.

Refinancing in Monument

For a Monument refinance, compare the current mortgage balance, rate, term and escrow with a proposed loan using the property’s present taxes and insurance. A new loan can lower a payment yet extend the payoff period; review both outcomes.
