The City’s Old Town Neighborhoods Plan distinguishes the East Side and West Side neighborhoods around the downtown core. CSU and City Park create another recognizable center of activity, while Horsetooth Reservoir lies west of city limits. Compare the actual dwelling and lot; a neighborhood name does not tell you whether a home is a condominium, in an HOA or within a mapped hazard area.
Fort Collins is in Larimer County, but a Fort Collins mailing address can include property beyond incorporated city limits. Use the city map and Larimer County parcel record for jurisdiction. The City also maintains floodplain and building information; ask for the property-specific map and insurance quote instead of assuming proximity to the Poudre River determines the result.

The East and West Side Old Town neighborhoods include older housing styles. A renovation budget and appraisal or repair requirements can matter more than a generic rate quote. A newer attached unit may look simpler physically but still require condo-project documentation and a review of the association’s finances.

Use Larimer County records for the exact tax parcel. Add current homeowners insurance, any flood coverage requirement, HOA dues and known assessments. An estimated listing payment may omit a changed tax assessment or attached-home master policy. Ask how each amount appears in the lender’s payment calculation.
Look up the Larimer County Assessor record, then compare the City’s building and floodplain resources with the street address. Obtain the property’s insurance and association documents before finalizing a payment target.
A Fort Collins refinance can target a different payment, shorter term or equity for repairs. Bring the current note, payoff estimate, escrow information and any second lien. Model the replacement loan with today’s property taxes, insurance and closing costs, then compare it over the years you expect to own the home.
If the aim is a project, compare cash-out refinancing against a home equity loan or HELOC. The latter keeps the first mortgage but may carry a variable rate or different fees. Consider the total debt payments and payoff timing rather than the new rate by itself.
