The U.S. Census Bureau estimates 6,012,561 Colorado residents as of July 1, 2025. Its 2020–2024 data show 66.2% owner occupancy, a $539,400 median value for owner-occupied homes and $95,470 median household income in 2024 dollars. Colorado’s economic development employer directory lists Denver International Airport in Denver, Lockheed Martin in Littleton, UCHealth and Children’s Hospital Colorado in Aurora, and Arrow Electronics in Centennial. A Colorado address has its own payment math

Colorado properties can sit in different counties, municipalities and taxing or metro districts even when they share a postal city. Ask the county assessor for the parcel record and confirm taxes for the property. The state Division of Property Taxation says it does not maintain individual property information. Find county assessors and tax resources.

Include insurance and association obligations

Compare a written homeowners insurance quote and any HOA master policy or dues. Hail, wildfire and property characteristics can affect coverage and cost in different Colorado locations. Where the local details change

A Denver metro condo may need project and HOA review. Newer Douglas County neighborhoods can carry metro district taxes. Mountain and foothill homes may raise different insurance, access and property questions. A Pueblo, Grand Junction or Colorado Springs purchase brings its own county records and local assistance boundaries.
