FOR BUSINESS OWNERS & 1099 EARNERS
Your business. Your next home.
You know what it takes to run your business. Your mortgage review should make sense of that work, too. Let’s start with how you earn, what you can document and the payment you want to live with.
Being self-employed does not automatically require a Non-QM loan. Review traditional financing first, then compare alternative documentation when it fits the facts. Revenue, taxable profit and mortgage qualifying income are different numbers.
Money the business brings in
What remains after business expenses
The lender’s documented calculation
Seasonal income, multiple businesses and different ways of paying yourself each have a place in your mortgage review. We start by understanding how your business operates and which existing records document your income.
Revenue, taxable profit and mortgage qualifying income are different measures. Qualifying income follows the selected program’s rules and may include permitted adjustments to documented income and expenses. It is not simply total sales, bank deposits or one line on a tax return. Our role is to explain the mortgage calculation using your records; your tax professional advises on your tax filings.
Tell us your ownership percentage, business history, how you receive income and whether recent results differ from prior years. We can identify the documentation paths that fit your circumstances and explain what the mortgage review requires.
| Path | What gets reviewed | Question worth asking |
|---|---|---|
| Traditional documentation | Tax returns or transcripts, business records and supporting income information as required. | Can this support a standard conventional or government program? |
| Bank-statement or other alternative documentation | Eligible deposits, business expenses and the selected lender’s methodology. | Which deposits count, and how is expense treatment determined? |
| A longer preparation plan | Business history, savings and records needed for a later application. | What can I organize now without disrupting the business? |
Alternative documentation is still documentation. It does not mean every deposit becomes income, and it does not remove credit, asset or property requirements.
Money in a business account may already have a job: payroll, inventory, taxes or next month’s expenses. Before moving it, ask how a withdrawal would affect both the loan review and the business.

Available filed returns, current financials and account statements. We’ll tailor the actual request.
Where closing funds will come from and what you want to leave available afterward.
Possibly. A 1099 describes how income is reported; it does not decide mortgage eligibility by itself. The lender reviews the income history, documentation and the rest of the application.
Two years is a common starting point. Some agency scenarios allow a shorter history with specific documentation and related experience. Lenders may add requirements, so have the actual file reviewed.
No. The lender applies its expense and deposit rules. Transfers, borrowed funds and other non-income deposits may be excluded.
Potentially, subject to ownership, access and review of the effect on business cash flow. Discuss the withdrawal before moving money.
Information is educational and is not a loan offer, rate quote, approval or commitment to lend. Programs, costs and qualification requirements depend on the borrower, property, selected lender and current guidelines. Hypothetical examples are not client testimonials or guaranteed results.
