This is a preparation checklist, not a universal requirement. Your income, assets, property and selected program determine the actual documents needed. Verified digital records may replace some uploads.

Start with the common items.

These checkboxes are a local planning aid only. They do not save or send information. Never enter sensitive information into this page.

Match the file to your income.

SituationHave available for the team to request
EmployeeRecent pay records, W-2s and employment history; additional records for variable compensation if needed.
Business owner or 1099 earnerFiled returns with schedules, current financials, ownership information and statements as requested.
Retired borrowerBenefit or pension records and statements supporting distributions or other income used.
Rental-property ownerProperty schedules, leases, mortgage information and tax or insurance records as applicable.

Smart home financing starts with strategy

Buying or refinancing? We compare options across our network of 150+ wholesale lenders, explain the trade-offs, and build a plan around your goals. Start with a pre-approval video conversation so you know what to expect before moving forward.

Explain the funds before moving them.

A large deposit, gift, sale of an asset or transfer between accounts may need a paper trail. Tell the team the source and ask what evidence is needed. A screenshot of a balance can omit ownership and transaction details.

Keep business funds, retirement withdrawals and gift money in the conversation early. Do not liquidate an account or transfer funds simply because a general checklist suggests it. Tax, timing and underwriting consequences can differ.

A complete upload beats five partial ones.

  • Use the approved secure portal.
  • Include all requested pages, even if a page appears blank.
  • Keep names, dates and statement periods readable.
  • Ask how to handle a missing document rather than editing one.
  • Expect some records to need updating as the file progresses.

You do not need to send every document on this page to ask a question. A lender also cannot require verification documents as a condition of providing a Loan Estimate when the applicable disclosure rules require one.

Questions worth asking

Should I email my tax returns?

Use the secure method your team provides. Ordinary email or a general contact form is not the place for sensitive financial records.

Does everyone need tax returns?

No. Requirements depend on the income and program. Follow the personalized request rather than assuming one list applies to everyone.

Why are updated statements requested?

The review needs sufficiently current information. A later closing date or change in the file can require updated records.

Can I use this list before applying?

Yes. It is a preparation tool. The loan team will confirm what is actually required for your scenario.

Sources and information

Information is educational and is not a loan offer, rate quote, approval or commitment to lend. Programs, costs and qualification requirements depend on the borrower, property, selected lender and current guidelines. Hypothetical examples are not client testimonials or guaranteed results.

Let’s make your next step clearer.

Tell us how you earn, where your closing funds will come from and which records you already have. Cederholm Mortgage Advisors can help identify what is relevant, prioritize missing items and explain how to share requested documents securely. Start with your questions; you do not need a complete file to begin the conversation.

Build the checklist around how you earn

Start with the records you have. This worksheet is for your own notes, not an upload form. The loan team will tailor the actual request.
