FOR BUSINESS OWNERS & 1099 EARNERS

Self-Employed Mortgages in Colorado

Your business. Your next home.

You know what it takes to run your business. Your mortgage review should make sense of that work, too. Let’s start with how you earn, what you can document and the payment you want to live with.

Being self-employed does not automatically require a Non-QM loan. Review traditional financing first, then compare alternative documentation when it fits the facts. Revenue, taxable profit and mortgage qualifying income are different numbers.

Three numbers. Three different jobs.

Start with your income story, not a loan label.

Seasonal income, multiple businesses and different ways of paying yourself each have a place in your mortgage review. We start by understanding how your business operates and which existing records document your income.

Revenue, taxable profit and mortgage qualifying income are different measures. Qualifying income follows the selected program’s rules and may include permitted adjustments to documented income and expenses. It is not simply total sales, bank deposits or one line on a tax return. Our role is to explain the mortgage calculation using your records; your tax professional advises on your tax filings.

Tell us your ownership percentage, business history, how you receive income and whether recent results differ from prior years. We can identify the documentation paths that fit your circumstances and explain what the mortgage review requires.

Compare the documentation paths.

PathWhat gets reviewedQuestion worth asking
Traditional documentationTax returns or transcripts, business records and supporting income information as required. Can this support a standard conventional or government program?
Bank-statement or other alternative documentationEligible deposits, business expenses and the selected lender’s methodology.Which deposits count, and how is expense treatment determined?
A longer preparation planBusiness history, savings and records needed for a later application. What can I organize now without disrupting the business?

Alternative documentation is still documentation. It does not mean every deposit becomes income, and it does not remove credit, asset or property requirements.

Smart home financing starts with strategy

Buying or refinancing? We compare options across our network of 150+ wholesale lenders, explain the trade-offs, and build a plan around your goals. Start with a pre-approval video conversation so you know what to expect before moving forward.

Protect the business while planning the down payment.

Money in a business account may already have a job: payroll, inventory, taxes or next month’s expenses. Before moving it, ask how a withdrawal would affect both the loan review and the business.

  • Keep transfers traceable between accounts.
  • Ask your tax professional about business and tax consequences.
  • Discuss unusual deposits, losses or income changes early.

Cederholm Mortgage Advisors explains mortgage documentation and qualifying-income requirements. Your CPA or qualified tax professional should advise you on tax preparation, deductions and filing decisions.

Bring these four things to the first conversation.

    Your goal

Purchase or refinance, likely timing and a comfortable payment range.

  2. 02

    Your business structure

Ownership, business history and how you receive income.

  3. 03

    Your records

Available filed returns, current financials and account statements. We’ll tailor the actual request.

  4. 04

    Your cash plan

Where closing funds will come from and what you want to leave available afterward.

Questions worth asking

Can I qualify with 1099 income?

Possibly. A 1099 describes how income is reported; it does not decide mortgage eligibility by itself. The lender reviews the income history, documentation and the rest of the application.

Do I always need two years of self-employment?

Two years is a common starting point. Some agency scenarios allow a shorter history with specific documentation and related experience. Lenders may add requirements, so have the actual file reviewed.

Does a bank-statement loan ignore expenses?

No. The lender applies its expense and deposit rules. Transfers, borrowed funds and other non-income deposits may be excluded.

Can I use business funds for closing?

Potentially, subject to ownership, access and review of the effect on business cash flow. Discuss the withdrawal before moving money.

Sources and information

Information is educational and is not a loan offer, rate quote, approval or commitment to lend. Programs, costs and qualification requirements depend on the borrower, property, selected lender and current guidelines. Hypothetical examples are not client testimonials or guaranteed results.
