A lot is not a finished-home mortgage

Land financing depends on the parcel and its readiness for the intended use. An improved residential lot with utilities may be evaluated differently from raw acreage. Loan terms, down payment and collateral requirements can differ from a standard home purchase.

Verify the property before the financing

Review legal access, survey, boundaries, zoning, water and sewer or well and septic feasibility, utilities, easements, soils and any building restrictions with qualified professionals. A street address does not establish buildability.

Connect the purchase to the build timeline

If you plan to begin building within six months of buying the land, bring our team into the conversation before closing on the parcel. We can compare a separate lot loan with a construction-to-permanent loan that may include eligible land acquisition costs. Six months is a planning window, not an automatic program requirement or eligibility rule.

Buying land first can mean two sets of closing costs and another qualification review. A combined structure needs a sufficiently developed project, an approved builder and a complete budget. We will look at the timing of plans, permits and construction along with the financing.

Raw land, partial improvements or a build-ready lot?

Land descriptions in a listing are not financing approvals. Ask what is actually installed, permitted and usable. These classifications help start the conversation, but programs can define them differently.

The 30–50%, 20–30% and 15–20% down-payment bands sometimes used in general land discussions are not dependable requirements for every parcel or program. We will quote the actual equity contribution after reviewing the property, intended use and financing structure.

The parcel checklist: verify before you buy

  • Zoning and use: confirm the intended residence, rental, business use or future subdivision with the local planning authority. Review setbacks, building envelopes, covenants and any architectural approval requirements.
  • Survey and legal access: establish boundaries, recorded easements and lawful year-round access. A visible track across another property may not provide a legal right to use it.
  • Soils and septic: budget for geotechnical investigation and the local health agency’s site and soil evaluation if a septic system is needed. A perc test alone is not necessarily the complete approval process.
  • Water: confirm a water-provider commitment or the well permit and allowed uses. Review Colorado’s well-permit resources; land ownership alone does not establish water availability.
  • Utilities and site work: obtain estimates for taps, trenching, electricity, gas or an alternative source, grading, drainage and driveway work.
  • Title and carrying costs: review liens, restrictions, taxes, assessments, association charges and any existing debt.

Ask for records and written estimates during the purchase due-diligence period. A low parcel price can become an expensive project when access, water or site preparation is unresolved.

Plan the cash, the payment and the exit

We review credit, income, debts, assets and the parcel together. A credit score of 670–700 or a 43% debt ratio is not a universal land-loan rule. Rates, equity requirements and terms depend on the program; a general 4–10% rate band should not be treated as a current quote.

Compare the loan’s maturity with its amortization. A payment calculated over a longer period can still leave a balloon due sooner. Ask about variable rates, early-payoff costs, extensions and the cash needed while holding the land. Refinancing into construction later requires its own approval.

Illustrative budget: a $200,000 lot with a hypothetical 25% equity contribution requires $50,000 down before closing costs. If site preparation and utility work are estimated at $35,000 and you add a $10,000 contingency, the land-to-build plan already needs $95,000 of cash or separately approved funding before the home’s construction budget. The 25% is an example, not a quoted requirement.

Questions worth asking

Can a normal home mortgage finance vacant land?

A vacant parcel usually needs land or lot financing, or an eligible construction structure that includes land. We will review the intended use and build timing rather than assume a finished-home mortgage applies.

How much down payment will I need?

The parcel, improvements, value, intended use and program determine the amount. We will calculate the actual contribution and closing costs alongside the remaining site-work budget; land classifications alone do not establish a down payment.

What if I plan to build within six months?

Review the land purchase and construction together before buying. We can compare separate lot financing with a combined construction-to-permanent structure. The six-month window does not itself establish eligibility or eliminate builder and project approval.

Can equity in land I already own help with the build?

Possibly. How existing land equity is recognized depends on the program, valuation, ownership history and any liens. Bring the deed, current debt and acquisition information so our team can evaluate it.

What should I verify before making the offer final?

Focus on permitted use, survey, legal access, water, utilities, soils, septic feasibility and total site costs. We can help organize the financing checklist while qualified property professionals and the local authorities address site approvals.

Raw land, improved lots and build-ready sites

These are different financing conversations. Raw land may lack road access, utility connections or approvals. An improved lot may have some infrastructure but still require additional work. A homesite advertised as “build-ready” should be checked against the actual survey, zoning, access rights, utility availability and building requirements.

Discuss whether you are buying now to build soon or holding the property while you decide. The lender may review the property differently from a completed house. Do not assume a standard home purchase mortgage can finance land alone or that a future construction loan will automatically follow.

What to gather before the land purchase

  • Parcel identification, proposed purchase price and legal description.
  • Survey and access information, including recorded easements.
  • Zoning, intended use and any HOA or covenant restrictions.
  • Water, sewer or septic, power and other utility estimates.
  • Build timing, preliminary plans and funds available for site work.

In Colorado, county and municipal records can help identify the parcel and applicable rules, but they do not replace property-specific due diligence. Water, soils, drainage and wildfire exposure can affect cost and insurability. Bring your findings into the financing discussion rather than waiting until after closing.
