The Town’s real estate transfer tax is generally 1% of gross consideration on covered transfers, with exemptions described by the Town. Confirm whether it applies and who pays under the contract. Ongoing expenses include Summit County taxes, HOA dues and mountain-property insurance; use property documents rather than a generic resort average.
Match the Summit County Assessor parcel to the Town’s transfer-tax rules. Request title, HOA and insurance records. If rental use is contemplated, verify the current license rules and the property’s zone.
A Breckenridge owner should compare the existing first loan with current tax, insurance, HOA and maintenance costs against the proposed refinance. Clarify the property’s actual occupancy and rental use. If pulling equity, estimate the new total debt and closing costs rather than treating the cash received as savings.
