AFTER CLOSING
Know who gets paid. Keep the proof.
You signed, got the keys and found the box with the coffee maker. Now a letter arrives from a company you do not recognize. Before you set up payments, verify what changed.

Use your closing records and verified servicing notices to confirm the first due date and payment destination. A servicing transfer can change who collects payments without changing the mortgage note’s underlying terms.

Payment confirmation
Do not rely on a rule of thumb about skipping a month. Locate the first-payment information in your closing records. Ask the closing team or verified servicer to resolve any conflict before the due date.
If you use autopay, check the enrollment date and verify that the first withdrawal actually occurs. Setting up an account and making a payment are not the same event.
A servicing notice identifies the effective transfer date, when the old servicer stops accepting payments and when the new servicer begins. Verify the contact details independently using your existing account records or an official website before changing where you pay.
For covered transfers, during the 60 days beginning on the effective transfer date, a payment received by the old servicer on time, including any applicable grace period, cannot be treated as late or charged a late fee merely because it went to the old servicer. This is not a payment holiday. Follow the verified new instructions and keep proof of payment.
Ask whether an existing automatic debit transfers or needs new enrollment. If you use your bank’s bill-pay service, update the payee and account details using verified instructions. Confirm the effective dates before canceling or starting arrangements so you avoid an unintended missed or duplicate payment. Check the next statement for correct posting.

Keep the notice, the payment confirmation and a short timeline. Contact the servicer through verified information and ask for the specific correction or explanation. If an issue remains unresolved, the CFPB offers mortgage servicing information and a complaint process.
Our team can help you identify the right next conversation. The servicer handles payment posting and account administration. Do not send us account passwords or full financial records through an ordinary message.
The transfer itself does not rewrite the note’s rate or term. An ARM adjustment or escrow change may occur separately under the applicable terms.
No. Continue timely payments and follow verified instructions. The transfer protection does not excuse missed payments.
Start with the verified servicer, with dates and proof of payment. Keep records of your request and the response.

Use your closing records and a trusted contact, especially if a notice changes the payment destination.
| What to record | Your notes |
|---|---|
| First due date | Locate the date in your closing records; do not rely on a rule of thumb. |
| Verified recipient | Confirm the servicer and official payment channel independently. |
| Autopay | Check whether enrollment is active and whether an old arrangement transfers or must be replaced. |
| Transfer notice | Keep the effective date, contact details and instructions with your records. |
| Proof and follow-up | Save confirmation and check that the payment posted. Ask the servicer promptly about a mismatch. |
Our team can help identify the next conversation; the servicer handles posting and account corrections. An unexpected message should not be the only source used to verify payment instructions.
