A PRACTICAL LOAN ESTIMATE GUIDE

How to Compare Mortgage Loan Estimates

Put the whole offer side by side.

A useful mortgage comparison connects the rate, upfront costs and monthly payment with your plans. Cederholm Mortgage Advisors helps you put the numbers in context so you can choose your next step with confidence.

Compare the same loan amount, program, term, pricing date and lock assumptions. Then examine lender-controlled costs, credits, monthly payment and cash to close. A smaller tax estimate is not a lender discount.

Make the assumptions match first.

  • Same purchase price, down payment and loan amount.
  • Same program, term and occupancy.
  • Same lock period and whether the rate is actually locked.
  • Same treatment of points and lender credits.
  • Consistent taxes, insurance and HOA assumptions.

Smart home financing starts with strategy

Compare costs over your timeline.

Hypothetical illustration: Option A costs $3,000 more upfront than Option B and has a comparable loan payment that is $75 lower per month. The simple payment break-even is $3,000 ÷ $75 = 40 months.

Use the same payment components for both options, such as principal and interest plus mortgage insurance when applicable. Differences in estimated property taxes, homeowners insurance or HOA dues are not loan-payment savings. Keep the full housing budget in view separately.

This simple illustration assumes the $75 monthly difference continues. It does not measure total borrowing cost or account for the time value of money, remaining loan balances or other changing costs. Also review interest and fees over your expected timeline, when payments could change, and the cash you prefer to keep. A longer repayment term can reduce a monthly payment while extending the time you owe the debt.

Send the right question with the comparison.

Bring your Loan Estimates to Cederholm Mortgage Advisors. We can help align the assumptions, explain lender charges, points and credits, and review the cost difference over the time you expect to keep the loan.

Questions worth asking

Is APR the same as my interest rate?

No. APR includes the rate and certain financing charges. It is useful, but does not replace comparing payment structure, upfront cost and loan terms.

Does the lowest cash to close mean the cheapest loan?

No. A higher-rate option with lender credits can reduce the cash due today while increasing borrowing costs over time.

Can I compare a fixed-rate loan and an ARM by APR alone?

No. ARM adjustments and assumptions matter. Review the index, margin, caps and possible future payments as well.

Is a Loan Estimate final approval?

No. It describes expected terms and costs. Underwriting, property requirements and other conditions still apply.

Sources and information

Information is educational and is not a loan offer, rate quote, approval or commitment to lend. Programs, costs and qualification requirements depend on the borrower, property, selected lender and current guidelines. Hypothetical examples are not client testimonials or guaranteed results.

Print or copy this worksheet and enter the figures from each Loan Estimate under Option A and Option B. Keep the loan assumptions comparable, and record points, fees and lender credits separately. This page does not collect or save entries. Do not record account numbers or other sensitive identifiers.

On a smaller screen, scroll sideways to see both options. Use your own printed or copied worksheet for notes.
