COORDINATE YOUR NEXT MOVE

Buy Before You Sell in Colorado

Two homes. One workable plan.

Found the next home before the current one is sold? The order matters. We’ll help you compare the cash, carrying costs and timing before you commit to a moving plan. Back to Mortgage Guides

Plan the overlap. Compare accessible funds, overlapping payments and a backup sale timeline before making an offer.

Start here

Buying before selling depends on more than home equity. Available funds, qualification with overlapping obligations, program terms and a realistic sale timeline all matter. Start the financing review before writing the next offer.

Choose the sequence before choosing the shortcut.

ApproachPotential benefitTrade-off to plan for
Sell firstYou know the sale proceeds before the next closing.Temporary housing, storage or a negotiated occupancy arrangement may be needed.
Buy firstYou may move once and prepare the old home after moving. You need an approved cash source and capacity for overlapping obligations.
Sale-contingent purchaseThe purchase depends on specified sale terms.Seller acceptance and aligned contract deadlines are not assured.

Equity is useful. Accessible cash is different.

Your estimated equity is a starting point. Selling expenses, other liens and the final sale price help determine the proceeds available for your next home.

Cederholm Mortgage Advisors can help you explore owner-occupied bridge and buy-before-you-sell options, along with purchase financing using existing savings or permitted home equity financing. We review eligibility, accessible funds, overlapping payments and program requirements with you before building the purchase plan. The financing structure must fit your intended primary residence and the details of both transactions.

Smart home financing starts with strategy

Buying or refinancing? We compare options across our network of 150+ wholesale lenders, explain the trade-offs, and build a plan around your goals. Start with a pre-approval video conversation so you know what to expect before moving forward.

Stress-test the overlap.

  • Budget both housing payments plus any bridge or equity-loan payment.
  • Ask which debts must count for mortgage qualification.
  • Model a sale taking longer or producing less cash than expected.
  • Keep moving costs, utilities, insurance and maintenance in the plan.
  • Review the payoff, extension and maturity terms of any short-term financing.

A useful first-call checklist.

Questions worth asking

How are my current and next-home payments evaluated?

We review your current mortgage, proposed new-home payment, any bridge or equity financing and other obligations together. Cederholm Mortgage Advisors can explain which payments count under the selected program and help you plan the cash needed during the overlap. Qualification depends on your documented circumstances and program requirements.

When should I discuss a HELOC if I plan to sell my house?

Discuss the financing plan before listing whenever possible. Some programs restrict equity financing on listed properties. We can review your listing plans, timing and available options before you rely on those funds for the next purchase.

How could a recast change my payment after selling?

For an eligible loan, a recast recalculates the scheduled principal-and-interest payment after a qualifying lump-sum principal payment, using the existing interest rate and remaining term. It is different from refinancing. Ask us to review eligibility, the required principal payment, fees, timing and servicer approval before including a recast in your plan. Taxes, insurance and other housing costs may still change.

How can financing preparation support my next offer?

We can review your purchase financing, accessible funds and current-home plan before you make an offer, then coordinate financing information with your real estate agent. Your agent and legal advisers can help you decide which contract contingencies fit the transaction. Financing review does not guarantee approval, seller acceptance or a non-contingent offer.

Sources and information

Information is educational and is not a loan offer, rate quote, approval or commitment to lend. Programs, costs and qualification requirements depend on the borrower, property, selected lender and current guidelines. Hypothetical examples are not client testimonials or guaranteed results.

Let’s make your next step clearer.

Let’s build a purchase plan around your current home, next-home budget and moving timeline. Cederholm Mortgage Advisors can help you review accessible equity, funds for the next closing, overlapping payments and options after your current home sells. Bring your estimated mortgage balance, available savings and expected dates so we can identify the next steps together.

What to recordYour notes
Cash available now

Exclude proceeds from a sale that has not closed.

Monthly cost while owning both homes

Include both housing payments, utilities, insurance, maintenance and any additional financing.

Sale closes later than planned

Estimate the extra cost of one and two additional months. These are planning scenarios, not promised sale timelines.

Funds after selling

Allow for selling expenses, liens and any required payoffs.

Backup decision

What would you change if the sale produces less cash or either closing is delayed?

Bring the budget and expected dates. We can compare financing paths, qualification and any recast conditions without naming a program before it has been reviewed.
