What is a VA Loan? Veteran Affairs backed loans offer long-term financing to eligible American Veterans, Active Duty Military, and Surviving Spouses. They are guaranteed by the United States Department of Veterans Affairs. No down payment is required allowing veterans to finance up to 100% of the purchase or refinance value of a home. 

Veterans Affairs doesn’t set a specific credit score requirement, however, lenders can set their own minimum requirements. Many lenders require a score of at least 620, but some go as low as 500 credit score. These mortgages often allow for higher debt to income ratios as well, exceeding 55% in some cases, depending on underwriting and your credit score.

Who is Eligible?

Active Duty Military, Veterans, and a Surviving Spouses

If you have served 181 days during peacetime, 90 days during war, or are a spouse of serviceman either killed or missing in action, you should be eligible for this great military benefit if you were not dishonorably discharged.

That said, the VA requirements can get a bit complicated depending on when, where, and how long you served, and was it during wartime in active duty or peacetime. Eligibility Requirements for Veterans

Origin of the VA Home Loan

The Veteran Loan originated in 1944 through the Servicemen’s Readjustment Act; also know as the GI Bill. It was signed into law by President Franklin D. Roosevelt and was designed to provide Veterans with a federally-guaranteed home loan with no down payment.

The Veteran Administration provides insurance protection to lenders in the case of a loan default. Because the mortgage is guaranteed, lenders will offer a lower interest rate and terms than a conventional home loan. VA home loans are available in all 50 states. You may also realize reduced closing costs and it always comes with no prepayment penalty.
