Different Types of Housing for Every Need

Single Family Homes

Single-family homes are freestanding residential buildings. A single family home doesn’t share a wall with another building.

A single-family homeowner typically owns the building and the land  the building sits on.

Semi-detached homes (“twin”, “paired”, “duplex” homes) are a single-family dwelling that share a common wall. Unlike a townhome, where you may have a neighbor on both sides of your home, semi-detached homes share only one wall, and the home design typically mirrors each dwelling.

Condominiums – Condos

Condominiums, or Condos for short, are buildings made up of individual units that are attached. They can look and feel like an apartment building or community. Unlike with an apartment, a condo owner owns the interior space of their unit and is building equity with every mortgage payment. Members hold rights within the Home Owner’s Association (HOA) and are assessed period dues for operational expenses. It is advised to review the HOA docs and financials to make sure there is nothing of concern.

If looking at an FHA loanUSDA loan*, or VA loan it is important your agent makes sure the Condo Community/HOA is approved**.

*USDA typically uses a HUD or VA approval

**Not required for Conventional loans, however a condo questionnaire is usually required to review financial risk.

Townhomes

Townhomes are multi-floor homes with their own entrance, bathroom and kitchen space. Townhomes share two walls with neighbors unless the townhome is located at the end of a building. 

Unlike a condominium unit, a true townhome will have a lot and block number (land) in its legal description, and therefore does not need to be a HUD approved community for an FHA loan, USDA loan, or VA loan

Note: If the community is referred to in the legal description as being a condo, it could be subject to HUD/FHA or VA condo eligibility.

Manufactured Homes

Manufactured homes are homes built in factories, according to standards set by the U.S. Department of Housing and Urban Development or HUD. They are affixed to a chassis and can be installed in both permanent and temporary locations.

Manufactured homes built before June 15, 1976, are often called “mobile homes” and have looser construction standards than HUD requirements. As such “Mobile homes” are not considered “real estate property” and are regulated by the DMV, rather than HUD.

You can typically get a mortgage on a manufactured home if it meets the following:

1) HUD Tag (or record proof of one)

2) It is permanently affixed to a foundation (not on leased or temporary land) and it has never been relocated

Modular homes (prefabricated) are built in a factory to 80-90% completion and then moved to the build site for final completion and are considered real property like any other on-site home construction.
